Protecting a $2M Resort Pool & Spa Renovation

When a homeowner’s association in Avon, Colorado set out to renovate its aging pool and spa facilities, the project carried high expectations—and significant complexity. The $2 million renovation required coordination across multiple disciplines, compliance with evolving local energy regulations, and careful oversight to ensure construction met design intent.

The HOA engaged Basecamp to provide design peer review, third-party construction observation, and owner’s representative services to safeguard the project from costly oversights and ensure the renovation was executed to the highest standards.

Basecamp was retained to provide design peer review, third-party construction observation, and Owner’s Representative services. During preconstruction, Basecamp conducted a comprehensive review of the design development documents, identifying gaps, clarifying details, and evaluating mechanical piping options for the new spa systems.

During construction, the team attended OAC meetings, reviewed contractor submittals and change orders, performed weekly site visits, and provided monthly reporting to the HOA while coordinating with the local building department on energy compliance requirements.

Early Issue Detection and Quality Assurance

Through proactive oversight and multidisciplinary review, Basecamp helped the HOA identify design issues early, ensure regulatory compliance, and maintain construction quality throughout the project. Third-party observation during construction also identified a rebar installation discrepancy, allowing the issue to be corrected before it could impact structural integrity or lead to costly rework.
